Définition :
Principe d'évaluation voulant qu'un acheteur prudent ne paierait pas davantage pour une propriété immobilière que ce qu'il lui en coûterait pour acquérir un immeuble également désirable sur le marché libre.
Note :
Le principe de substitution part du principe que l'acheteur étudiera les diverses possibilités qui s'offrent à lui en prendra une décision rationnelle ou éclairée à la lumière de cette information, à supposer que le temps ne soit pas un facteur important. La substitution peut prendre la forme de l'achat d'un immeuble existant ayant la même utilité, ou de l'acquisition d'un investissement qui produira un revenu comparable à celui de l'immeuble en question, pour un même niveau de risque.

A valuation principle that states that a prudent purchaser would pay no more for real property than the cost of acquiring an equally desirable substitute on the open market.
Note :
The Principle of Substitution presumes that the purchaser will consider the alternatives available to him, that he will act rationally or prudently on the bais of his information about those alternatives, and that time is not a significant factor. Subtitution may assume the form of the purchase of an existing property, with the same utility, or of acquiring an investment which will procude an income stream of the same size with the same risk as that involved in the property in question.
