Cette technique d'évaluation se fonde sur le principe voulant que l'acheteur éclairé ne paierait pas davantage pour un immeuble donné que le coût de production d'un immeuble semblable ayant la même utilité.
Note :
Cette méthode est particulièrement valable lorsque l'immeuble évalué comporte des améliorations relativement nouvelles représentant l'utilisation optimale du terrain, ou lorsqu'on a affaire à des améliorations relativement uniques en leur genre ou spécialisées qui sont rarement vendues sur le marché.

Note :
It is particularly applicable when the property being appraised involves relatively new improvements which represent the highest and best use of the land or when relatively unique or specialized improvements are located on the site and for which there exist no comparable properties on the market.
